5 LUXURY REAL ESTATE DESIGN TRENDS FOR 2022

The pandemic marked a paradigm shift in the way we live and how we view our living spaces. As we continue to await a post-pandemic era, industry insiders say design trends within the luxury market will continue to emphasize home spaces that are serene and inclusive of nature, and are also flexible enough to accommodate these uncertain times.

1. MULTIFUNCTIONAL SPACES Luxury homeowners are reimagining their existing spaces to increase efficiency and comfort. Seeking ways to allow rooms to function in multiple ways continues in popularity. 

2. RETHINKING THE KITCHEN The kitchen is even more in focus as the heart of the home that functions in a variety of ways: for entertaining, school activities and working from home, along with meal preparation and family dining. Additional outdoor cooking set ups like a pizza oven, barbeque pit or a state of the art grill that can taking entertaining from indoor to outdoor is on the rise.

3. THE HOME OFFICE - TAKES ON A NEW MEANING The need for adaptive spaces that support both a productive work environment and a relaxing home life is likely something that will stick around long after the pandemic is over. With the future of work undoubtedly changed, home office spaces are almost essential for any new development. Work-from-home spaces require good lighting, more robust WiFi, and that all-important  wall or nook in a quiet spot designed to provide a nice backdrop for video-conferencing.

4. SMARTER TECHNOLOGY Requests for "smart" features in luxury homes continue to be on the rise. Technologies such as automatic or motion-sensor lighting, and smartphone-controlled technology are increasingly common. Voice-activated control of appliances and use of touchless devices like shades, faucets and toilets will be even more widespread.

5. FOCUS ON SUSTAINABILITY While going green has been in style for years, the focus on sustainability is now more important than ever, especially in luxury design. Energy-efficient appliances, as well as air filtration systems with high MERV ratings, which help reduce bacteria and allergens, will be center stage. As the climate crisis continues, a growing eco-conscious luxury clientele base has called for developers and designers to prioritize the use of sustainable materials while not compromising on aesthetics.
